For the record, my guys and I are not too shabby at installing and finishing hardwood in place ourselves, but for rentals, we tend to stick with $2.99/ft2 plain-sawn No. 1 red oak on sale and three coats of oil-based poly at $100 per five-gallon can.But even if I could get the kind of ultra-high end oak flooring Joshua's talking about cheaper than PEI 5 impervious tile, I would still do the tile in kitchens and bathrooms.

Should I take the time to set up each unit with its own hot water, and additionally install shut offs for each unit in the basement where only i have access....so if the unit doesnt pay water,,,on their own...i can get the notice from city and turn off as they would any other SFR rental i have in town...Thanks in advance for your input.

Once located they had to hand dig the last foot, remove the individual tiles and the solid content inside, clean everything up and install a new PVC sewer pipe.

Since so many people have one (just like a washer/dryer) why wouldnt I consider saving my walls by including a wall mounted TV or at least a wall mount already installed?

Traditional "wood" laminate works well on reasonably uneven floors, and it's easier to install and generally looks better than click vinyl plank.
