@Matt Cramer  Without knowing the fine details I can only give you some basic input...The trailer will depreciate in value, but ideally the lot will of course appreciate, so the value I imagine is in the land.

You'll want to make sure you have MLS access (realtor.com or via a local realtor -- ideally both) as zillow's MLS info is often innacurate or outdated.Also check the REO sites directly (auction.com, hubzu, homepath, hudhomsetore, hudsonandmarshall, etc) as not all of their properties end up on the MLS or zillow.

So I'm just wanting to have the opinions of the members of this forum about this subject.I do understand that there are many who do not believe that the MLS is a good place to do wholesaling so I would prefer not to have that debate on this thread because although I do agree that the MLS may not be the ideal place for wholesaling I do know from experience that they exist in large numbers on the MLS, it is just a question of uncovering them.

If yo have a clear expectation why rents or property value should go up then of course consider it (Below market rents for example) But don't bother if you are just guessing. you will get into a situation where wishful thinking causes you to buy a less then ideal property.
