You should adjust rates with market demand.Here's the cycle to keep in mind:Spring/Summer - highest demandDemand drops in September when kids go back to school and many parents don't want to change schoolsDemand drops even more after Halloween, when people go into "Holiday Mode" and start spending income on Thanksgiving, xmas and NYE.Demand starts to pick up late February/March when tax refunds come in.Late April/May is back to highest demand.

To my amateur eyes,the property appears to be in very good shape except for some cosmetics, the electricity and water are turned on and worked.The bank is only allowing a 7 day inspection period, and as luck would have it I'm going out of town (driving trip) for the Christmas holidays.
