Good morning,Still a newbie but I've found a four in my area that is "For Sale By Owner" that my initial underwriting, from the info I can find, shows it to be a property that would fit my CoC and CF criteria.

Anything similar to a NYC subway station at 100 degrees or in the tornado zone makes me question the requestor.But this is a good question.

Anyway, long story to better understand why you wouldn’t be comfortable with this. 

Read the book "Long Distance Real Estate Investing" by David Greene, then decide if you would like to sign up for an investor academy (which will probably cost hundreds/thousands). 

Don't let the distance scare you off too much; there's always a way as long as you are prepared, educated, and confident.

A TREND is usually something nobody identifies until AFTER it is already long established.

As I mentioned, as the house will not be generating positive cashhflow when I am in it, I will be saving for downpayment on my W-2 income.Sorry for the long post. 

I think long-term Nashville is going to be a much healthier market than Memphis.
