I calculate don a 2 bedroom, 1 bath as that's what our RV holds, but I can run the numbers again.

I am looking at it as a cash flow game and would like to know if the rents will be appreciated in the next 3 to 5 years.2.

It's a little trickier if it's a buy and hold because you'll eventually need to come up with the money for all of it and it makes less sense.   

Investing is a long game.

Considering that, may be wise to hold with what you've got until you resolve those issues and see what money you will have available to commit long term without risking a cash crisis if you use your available funds and then find out you have a $50k problem on your hand with the mid-term rental.   

Then I would identify some possible investment strategies such as : Buy & hold long term rentals, Short term rentals, BRRRRR, Fix & flip, etc and see which one(s) might fit my goals and situation best and why. 

We do not intend to hold afterwards.

From what I observed, the community is very tight & close, everyone knows eachother, and they hold lots of community events.

Ultimately our main goal build a portfolio of multiple different types of investment properties, buy and holds, rental properties, and fix/flips; but the wholesaling side of real estate seems like an attractive venture as we are just starting with little capital and it could provide us with a revenue stream to become a cash buyer.
