The reasons are 1- less competition in commercial2- greater property types lead to more opportunities for “value added”3- commercial net income projections include expense for property management, 1-4 unit residential usually do not4- greater “universe” of properties to buy allow higher minimum return standards Of course residential is MUCH easier to successfully deal in, and with reasonable leverage has small downside risk, so I 100% agree that most investors should stick with residential.

Hi Karen, The STR rental is separate from the LTR and other income but the bonus depreciation creates an active loss you can take against your W2 income (vs a loss you push forward into the future).

There's also a question for us about whether we'd derive more tax benefit from investing in a mixed use owner/user property which was partly occupied by our LLP business, or whether it would be more beneficial to simply acquire an investment property that we did not use for our LLP business at all, since it seems that we could generate more income that way and could use that income to help pay for office space elsewhere.So we really would appreciate some input on some of these concepts rather than being sold an investment into someone else's project.

I would look at the ROE differences between what you can make now by selling, including the yield on that lump sum if reinvested in the current market conditions, versus what the property will be worth at a point in the future (5 years, 10 years, etc).
