If you take away 6% assumed agent fees, then we'd need ~25K cash to make up the difference to pay off the loan after the sale... which could hopefully be covered by the builder deposit.  

But yet the rent is paid in full every month so they expect the same as any other expects and deserves.   

I think having the flexibility to choose what weekends my family or friends wants to come into town out weights the consideration of putting a tenant in there full time.I have researched a bunch of things that come into consideration before starting this and I would love thoughts!

Odd's are the one who sold the C4D is unaware to this situation, to some degree be it 100% or 50% (not aware of full extent).

The only people I knew who owned a home were my grandparents, who were first generation full Italians.

Currently, there is no charge for this service (but don't hold your breath very long).  

Each lender will be different, but when using DSCR your terms impact your debt-service ratio so it will be important to get that taken care of earlier rather than later.

If the owner is an LLC, you can try to check online Corporate records to see who the agent for the LCL is and their address.

Can anyone recommend a third party phone/answering service that can field and respond to maintenance requests from tenants?
