I am interested in finding out how many people are not "learning", but are actively looking every week for a new investment property to buy/flip/wholesale AND ARE ACTUALLY BUYING? 

@Jarrod Patterson  Depends on the reason for the temporary need from a local, also you have to screen financials some of these people may not be viable candidates even if they think they are.   

Lot of young people living at home with parents looking to get out from under parents roof. 

Plus with current interest rates, people with a high mortgage (eg 80% of the home's value) won't have much cash flow.

For loan mortgage purposes and if it ever gets sold, other people may not use that same strategy.

People still tell me I should never touch my retirement account $ to buy RE, but I disagree.

Any responses from California SB 9 savvy people will be greatly appreciated.  

Use each property or client as an opportunity to get into more conversations and add more people to your database.

But its seems like these products are imaginary programs that people have heard of but nobody has actually done one.

I recommend you stop partnering with so many different people.
