You should have titled the property in mom's name, with a mortgage and an option to purchase it from her for the $75,000 at any time to protect you, if something happened to mom.

I don't love the idea of essentially being locked into holding them for a long time because it may take many years for them to appreciate enough to meet that premium, but I do like the idea of cash flow, low interest, and longer terms.

This would ruin any of our chances to take advantage of a 'first-time home buyer' program, correct?
