So both are easy "no's" for me (and no need for me to go to my additional critera...but where both also fall short in multiple areas).A different investor coming from a different place will feel differently (and may love both).

Lakeland has a big small town feel, vibrant downtown, great farmers market and not far from Tampa.

I think wholesaling started out as someone exploiting a "blind hole" in the existing real estate process....eventually, enough people felt they got scammed and made some noise.The handful number of deals I listed from a wholesaler were enough to convince me that I don't want to list a property brought by a wholesaler...they don't yet own the property, and they try to make money off the ignorance of the "owner of record". 

If this is a large corporation it may make a difference, or if the landlord was that bad and a point needs to be made, then maybe.
