I would stop contacting him daily that seems excessive and if I was the tenant I would be annoyed.I am going to assume you gave 60 day notice June 1, which means he has until the end of July, which is still almost 2 weeks away.

Something that size would usually sag and crack before it gave way, and there's usually a moisture-related reason why it would sag and crack.Some people on this site have never seen an act of God they couldn't find a way to at least try to pin on their tenants.

If the tenant uses excess electric you bill them for the excess electric as additional rent.

I would also take a moisture meter around the rooms in possible spots of spraying or missing the litter box etc.
