So, you can choose the cheaper route but like anything else, that will have an impact on your asset value.

Unless you are able to structure your leases such that the tenant covers the HOA cost, these will impact your returns.

It impacts everything you try to do from getting any loan, credit to a living residence.

I asked support about posting this message and they said I should put it up in the forums so here it is:I have a superior mold remediation product and want to make it available to members- it is the lowest cost, laboratory proven, environmentally safe solution available.  

You can include electricity in the rent or lease the panels to tenants, but it now falls in the category of great environmental thing to do, and the math works out, as long as you can find a way to sell the energy, which is what my startup is trying to create a system for.

Expecially when I am trying to achieve a certain $$/month with my portfolio in order to live just from it (financial freedom)I understand that if I would resell single family house , value would me minimally impacted by CAP rate...

I'm also leaning towards not putting it in bathrooms unless it is 10mm or better and good quality.As for the impact on the environment, I think we may be screwed either way as long as we are relying on fossil fuels for our energy needs.

Does this impact their tax abatement policy?  

Once you are able to find a site that is already zoned for multi-family- because rezoning to multi-family is very difficult- and tie up the site with an earnest money deposit, you've then got to engage professionals for: surveying, land planning, civil engineering, geotechnical, environmental, architectural, MEP design services.  

I realize that the property being in a flood plane will have a negative impact on the market value but it still seems like there would be room for profit if I were to wholesale it given the surrounding houses value in the area.
