I have heard mixed information regarding whether becoming an agent can benefit investing (rehabs and rentals specifically) or actually cause issues.

She says the VHDA loan is less strict than FHA or VA (which would require all MPR repairs to be done before closing) but can be more strict or just a mixed bag compared to a totally normal conventional loan.

To keep streets from getting crammed with parked cars, off street parking should be required where feasible  (I would say number of units minus 1 should be the standard unless topography or other issues would make it too costly)   Even though I qualify as an investor I have very mixed feelings though about the idea of turning all SFR zoning into triplex zoning,  which is essentially what the change to remove owner occupancy requirement does.

Hey all, I know a lot of you solve this issue by offering discounts to tenants who handle garbage duties, (Separating recycling from garbage, pulling bags to the curb, sweeping out front etc.)But for those of you who don't take that route b/c you don't want to mix with your tenants in that way or b/c you handle it on your own.
