Hi Everyone, first time poster here and my guess is, you can tell why by the topic of this discussion.My longtime tenants, computer engineers, who have stellar credit and no criminal background, were apparently arrested for drug charges.

There were a handful of drug addicts (the owner among them) and a couple rooms barricaded shut so I wasn't able to inspect them. 

Rich Dad Poor Dad was my gateway drug to real estate investing as well!

We tested the grade using a Jeep Grand Cherokee and the car got lifted up off it's back wheel trying to turn into the driveway.

Direct mail takes money to test what works and what does not.

We were originally going to put our PB duplex on the market next spring but with the new SVR restrictions set to take place next July (barring court challenges and delays) we don't want to be on the market if/when a ton of investors start dumping their multifamily properties, so we'll be testing the waters and possibly listing it in October or November.We shall see.

To be honest, I don't think even drugs offer these kinds of margins (could be wrong, lack of experience). 

It simply means the owner will take the price listed.Real investors offer properties sometimes to test the market.In many areas the offers being sent by the original poster would be considered low ball and even rude.  

Whatever you do, give it a fair shot, but have a way to test its effectiveness.
