I agree that you won't see much appreciation - in fact it may De-preciate; I know that area and you're correct in saying @Chris Lofstrand it's not prime so I wouldn't factor that in just yet.Now don't get me wrong, I'm not suggesting you get greedy or be cheap (there are enough of those investors in the falls already), just be investor savvy.

@Brandon Hall - The link you provided sounds like I can deduct the mileage, because this is not a commute to my regular work location and it is outside of my metropolitan area (I live in Southern New Jersey, and the accountant is in Delaware and hour away).

You also have to compare view, amenities, lot size, cul-de-sac or main road etc.These things might sound small but when you add them up there is a big difference and rent value factor from the one you rented quickly to the one you are having trouble renting now.

If VA does not have series LLC form one in state that does like TX,NV,DE and register it in VA as a foreign Corp.Or put each property into a Land Trust and have the LLC hold the beneficial interest.Then have each trust have a management agreement with one of your LLC to do property management.The way you have it now you are waving a red flag for anyone to know what assets you own.

I'd also recommend low water use toilets(there's one from Niagara called the Stealth that only uses .8 gpf) and Watersense faucets or aerators.If you really want to go crazy, put in a solar array to reduce your common area electricity expenses- and put it somewhere visible.
