I don't see that as an obstacle either. 

We drive for dollars and find the person who owns the home however trying to find a phone number for them has been the biggest obstacle so far.

The other thing I would recommend if you're thinking about olympia/tumwater/Lacey is a home with either a detached garage that you can convert to ADU or a big enough lot that you can build one from scratch.

It has a good size lot, single detached garage, and its a corner lot.

Fixer upper. 3 bedroom 1 bath, detached garage that was once used as a studio.

We bought a single family home with a 3 car detached garage on the rear of the property the owner was using for storage. 

That was then rented out while construction started to convert a 275 sq ft detached garage to an Accessory Dwelling Unit (ADU).
