We stick to A & B, but have been able to find some B properties at great deals, do some light face lifting and end up with significant equity.

I asked title insurance and the front desk suggested I wait until an adjustor is assigned.  

Unfortunately, when we did our best to be a light for those last-minute responders and others stuck without entry into their country of origin due to the international lock-down, an individual took advantage of our good intentions.

It takes about 2 seconds.The face of the lock lights up and this has been very helpful when guest check-in after dark. 

Would also get security on the property with lights and cameras.   

Why not consider maximizing what you have before you sell especially in light of the tax incentive as your primary residence.
