I feel being plugged into social media and would be a good form of advertising, and may even attract investors. 

I work in Planning, Design and Construction and Facilities Management at a local hospital and have a Masters degree in Construction Management from Arizona State University (Go Sun Devils). 

There do seem to be attractive opportunities up north and I will definitely further look into those zoning changes which you describe.  

With that said, real estate has attracted my attention for the past year.

They are designed specifically for underwater properties, but the rental status may be a deal breaker.

In NH there is very little mobile home investing, so to have a meetup solely for that purpose would only attract a handful of people.

Am I going to need to hire an architect to design the plans? 

Whether that is deciding on postcard design, buying postcards, buying a mailing list, stuffing letters, mailing letters, taking calls, making calls, etc. if you do something each day towards your goal you're making progress.
