I've got a guy...great with communication, great for painting and pressure washing, works clean and quickly.  

Current lease mentioned an existing tenant to clean up the property before handing over the key.

It would be nice to just have to communicate with one house cleaning service, but I don't think that's in the cards for us.

Since hard money lenders do not dive deep into your credit or finances, they are of course taking on more risk.

I also put together a cleaning schedule for each room to follow to keep the common areas nice for everyone.

Currently finding someone as a member of my team in the area to clean/flip between guests is what I would like to learn the most about. 

Then I'll deduct that amount from their initial deposit assuming their background check comes back clean.

If not, you may want to reconsider purchasing this property.Once you get a team in place to turnover a rental (cleaning staff) and have a handyman on call, it shouldn't matter all that much that you aren't local whether you are turning it over a few times a week or a few times a year.

Therefore in the long run it is better to let your team feel a W to boost their spirits even though you're probably not going to close due to price.When the market turns around my team will be better trained than others and will clean house.    

@Russell BrazilI don’t think the seller is going to be moved out by closing date.I have a contingency that the place is cleaned up.
