What are the steps to closing a deal with hard money?

(We used our cash on this one and are using a dscr loan on the next one.)Deal number 2 has already been purchased, and we are eyeing deal number 3 right now.

Applicants can view properties without scheduling, after hours, and on weekends or holidays.However, the lack of human interaction does come with a price.

Do you develop relationships first or do you put in the work on bring the deal first?

Event with all that the sale prices have been over the list price on average close to 1.5% over, which would seem a bit counter.If rates end up dropping a decent amount at all the prices could rocket even with inventory growing again.
