They arent Luddites (that im aware of) - they paid rent via bank transfer for the last owner.

If the title has transferred it’s not his house if it hasn’t you couldn’t have bought it from the wholesaler. 

I still do all of the same due diligence, but trust transfers - now I am a hundred steps ahead because I know this is a real syndicator and someone I trust has had some success with them.

In New Jersey, they pay about a 2% realty transfer tax when selling.

I think Austin will see further appreciation and there is a place for appreciation plays in your portfolio but I also think with the population transfer into Texas as a whole you will see all tides rising in Texas over the next decade.

Even though the title is in a LLC they already know who owns the LLC and if title was transferred from Mary to LLC even more chance Mary might get more than a fine.
