Congrats on taking your first step in REI and creating a plan for your future.

While under certain circumstances it might be possible to create a partnership between qualified plan and disqualified person there is always likelihood that  such arrangement may lead to a prohibited transaction.

I have closed on my first deal and I am now creating a pipeline of deals.

I have a 450 one bedroom apt that I rent and I created an eat-in kitchen by cutting out the top portion of a wall that divided the kitchen from the dining room to the living room and put a bar top on the remaining stem wall.  

I’ll definitely re-create the spreadsheet I am using and incorporate @Justin Fox’s info and your recommendation to run differing scenarios. 

If you create an LLC, you will need a business account. 

It seems like the living room was walled off to create the master suite.
