Nothing cosmetic has been done.... ever?

Its a 2 bed 1 bath house that's only 950 square feet and other than some obvious cosmetic flaws looks like a pretty solid property.

If you're going the umbrella insurance route, make sure it will cover you for several things including just the routine slip and fall (like mold or earthquake).

Flooring, Paint, and some minor cosmetics added a fresh look to most of the house allowing me to move in.

We plan to keep, rent out, and make tiny improvements along the way (mainly cosmetic).  

Guts and frame are solid so all cosmetics. 1580sqft, 1995 3/2.Wouldnt cashflow as a rental but as a flip seems like it will work. 

The duplex is listed for $80,000 in a C class neighborhood with a few cosmetic issues, but the plan is that I could put myself in the one already vacant side and pay myself a rent of $700 a month along with the other side paying $700 as well.
