I am very clear on my move outs that I have 30 days to return, that it takes me at least a week or so to get in the unit and do a full assessment and that I will return their money and a deductions worksheet if applicable within 30 days and I always do, but I hate when tenants call me a week after moving out asking for their money. 

In fact, every REIA meeting I go to I encounter several cash buyers, but they're looking for actual deals, meat on the bone. 

I have never used OPM for anything in my life so I do not really understand how that works.Long story short I believe I have an investor that is willing to loan me at 2pts upfront 10% interest only/mo with a balloon of the balance at the end of loan.I would only do this if I was certain that I could refinance the property and pay the PI in full with out any hiccups.  

Of which, I haven't attained enough RE experience to join.I am typically available all day on Mondays, so anyone who is interested should be able to reach out and meet with me at some point.

I was the buyer on this transaction and never questioned their fee because the property was offered to me at a price I was very comfortable with.
