Well, if you have been occupying it as your primary for over 2 years, any gains are tax free up to $500k married filing jointly.  

The other option I forgot to mention is to do a joint venture or partner with someone that lives in the area where you want to invest.

Definitely listen to Debra Regan's advice about adding "jointly and severally" to the lease.
