I would make him bear the costs of said checks.If he doesn't pass (or you don't want to add him), serve a notice to cure or quit.You don't want an unauthorized occupant in your rental unit as (at least in NY) they will earn tenant's rights. 

One interesting thing I have noticed when I have a property listed too high is that it still gets a lot of interest from flakey people.

My biggest stressor is having to share common areas such as the kitchen and living room with roommates I probably don’t know.I want to be aggressive when it comes to the multifamily properties but I also want to be a little conservative being that its my first purchase.

@Patrick Liska, Yes the Delaware Statutory Trust and TIC (Tenant In Common) are both used as 1031 exit strategies to consolidate and move into passive ownership while retaining tax deferral. 

Try to close just Before the end of the month, as most states require 30 day notices to be effective only on a rent payment date, ie. if you deliver on the 5th, it is effective on the payment date 55 days out.

Then when there is some small leakage it is never noticed till too late .
