(Whatever number they tell you add two to that,....because the tenant will also have a boyfriend/girlfriend and that person will probably have at least 1 child......If you have a 3bd/1ba and they tell you they have 3 kids....that means 6 people living where there's 1 bathroom)Do you have any felonies in the last 5 years?

We had one tenant with one child and she was a nurse.

I also had 1 nightmare property and I do not want to manage homes at all right now when my W2 pays so well and I am likely having a child within the next 1.5 years (Lord willing). 

lenders typically look at 43% MAX. so you take their gross monthly, times .43 then deduct their reported debts such as car payment, credit card, child support, student loans etc. 

The three other judgments that are not child support - those cannot attach to the property since they are dated after the mortgage was recorded; sheriff sale removes those as liens, but the debtor still owes on the judgments. 

I live in the property im not about to risk something happening to my child or anyone elses because i cut corners. 

When filling out the rental application she said she had multiple sources of income from work and child support.Her rental contract expires next year may and I am definitely not going to renew it.I would appreciate any advises here.

So I have a parent PXX LLC in WY and then child A1 LLC, A2 LLC, A3 LLC  in Texas.
