We now found ourselves renovating 8 very bad units (with time we didn't have and we hadn't counted on borrowing/spending), chasing off prostitutes, watching people literally fight each other for the scraps of copper pipe we were tossing into the bin, and waking up at 1am each night to chase away people showing up to buy drugs as soon as they got out of the local penitentiary... 

In this scenario, you are holding the wrong end of the gun:  you are chasing the money when you should be hunting a great deal. 

@Levi Mitchell the Kansas City market is on fire right now so I'm not sure I see the rationale of leaving MO to chase another market.

So if you are selling to actual home owners, you are up to your eyeballs in buyers and y'all are chasing sellers with multiple offers and 4 hour pending on listings becoming the norm.

When you're young, hang your balls out there and take some risks and chase that return.I've only just started buying some NNN.

So my advice is to do some very serious thinking and visualize the exact project you will execute and chase that.

We have a potential seller that has an existing Chase Mortgage that wants to sell her "extra house."   

Some contractors are being burnt by clients where they have to chase their money (same goes to investors towards contractors), so to control those, have them make milestones or just pay a “line item” (i.e framing $2000, drywall and taping - $5000; just pay 2000 when they pass framing inspection).
