I personally invest a lot of time and money into protecting my own investments because I have found that I can focus 100% of my energy on moving forward rather than being fearful of the "what-ifs."

I sent the tenants an email that I wanted to come over for a regular maintenance visit, and they mentioned the burned-out bulb; I brought another one and swapped it while I was already there for other things.The bulbs that burn out the most on me are the incandescent globes over the bathroom mirror; I like the look enough that I haven't switched these to LED. 

Tenants energy bill is over $600!

Spending a bunch of time and energy transferring bookings 'in-flight' is just not worth the headache in most cases.

If you place solar panels on a property of yours, and pay them off (or buy them outright) so that all of the energy savings coming from them are not going to making lease payments, would you be able to somehow meter the tenants and charge them the market rate for the electricity being used, keeping the difference as profit?
