Another person mentioned offering a 1% bonus commission to the broker, which I'm fine with, but not sure if that's potentially a conflict of interest for the broker or puts them in a difficult situation.

I’m in agreement on the cost Seg, but to my knowledge, you must do it in the year of acquisition to get the bonus depreciation available from the 2017 tax law.
