$30 per square foot is very, very low if you are doing any mechanical work, and if you are paying people to do the work. 

Have them set you up to receive auto emails from MLS, with the criteria you desire.

What are the mechanics to getting the property to market?

My only concern here is that you have an auto dismantler moving in. 

I have been lately finding for clients quality Auto Zone, Oreilly's, Advance Auto type stores in strong suburban areas doing well for cap rate and price point under 2 million.

The units getting $1200 in their current condition amazes me as they are aesthetically disgusting, but mechanically sound.General sentiment around the area is that we are nearing a top.

Of those 20 people, half of them travel with a $80,000 camper but they had mechanical issues with it when they rented from me, and that is why they rented from me.98% of the people I rent to want something better than a motel that costs less money.

Thanks @Jonathan R McLaughlin The current owner purchased it in 2012 for $165,000 plus negotiated a mechanics lien from $60K down to $30K, so we will just call it $200,000. 

A third tenant is a mechanic who moved from out of state , he found a job but wasnt making what he is worth , I made a few phone calls and hooked him up with one of the better shops in the area making almost double .
