Thanks @Jonathan R McLaughlin The current owner purchased it in 2012 for $165,000 plus negotiated a mechanics lien from $60K down to $30K, so we will just call it $200,000.

A third tenant is a mechanic who moved from out of state , he found a job but wasnt making what he is worth , I made a few phone calls and hooked him up with one of the better shops in the area making almost double .
