(bought property at auction)1) place insurance on the property before you do anything, make sure they will cover you for a legal defense should anything arise, i like safeco,foremost, through Farmers Insurance, 2) call the Evictors, they are based in Oakland Ed Nagy- is the attorney and has been doing just evictions for passed 30 years.3) do not attempt to change locks- this was my mistakeIn California, they are very strict about the proper procedure to remove people and property from a residence.

What would help the community too is for some to be a little more professional and drop the highschool kid attitudes and personal jabs when arising out of any disagreement with another poster or from having been corrected.

When the CARES Act came out, we were very straight forward with all of our tenants about this and were stern on the fact that rent still needed to be paid in full regardless, but if there were COVID-19 related issues, then we'll tackle those if they arise.

they are the middle man and it takes away a lot of the issues that arise when a tenant tries to take advantage of you and they will in one way or another (late pay, frivolous repairs, ect.)2nd Price it right, dont over price it, it will sit too long, tenant will not stay long term.
