Having a great relationship with an investor friendly title agent will make the process a lot easier for you among other things.If you find one in your area you can usually just call them up to speak to an agent or set up a meeting to talk in person and ask any questions you want about clearing title, the costs, timing, etc.

Offer a move in special- reduce the security deposit and increase rents by $25-$50 a month, allow pets with pet rentMost people have problems coming up with sec dep + rent at same time in this price range- Also think about a lease to own for 6 months or an owner finance- those will def work and get you out of the rental game and into the mortgage wrap/note game.... much more lucrative, less headaches and easier to closePM me if you have more questions.

As for the 50% rule, the BP Calculator also lists the 50% rule as part of the final list of info and I've been taking a look each time at what appears there compared to what I get when I break out the components individually... to get a better sense of both approaches.

Sometimes this is a tall ask, but it's a lot easier for me to spot cash flow from listings then it is to identify areas with quality renters.
