Then Your renovation gets listed separately as 1 or more line items....For example: If the entire renovation is 27.5 year items= 1 item at 27.5 years If your accountant can break out parts of that renovation for exmaple....appliances (5 yr), land improvements (15 yr) and structural components (27.5 yr) then you'd have 3 more line items.

This involves a detailed list and pictures of the condition of each component of the apartment, ex. carpets, cabinets, tub, doors and etc.2) Once you identify a new tenant, provide them a copy of the condition report and have them walk the property to confirm the condition report is correct.3) In my lease I have a very detailed list of items the tenant will be charged for if they cause it during their lease period.

So in this particular market the anticipated cash flow is much lower than other areas of the nation but I am still helping plenty of inventor clients purchase more investment properties because their motivation and intention aligns with this market and they are ok with a reduced cash flow for the next while.
