Most 2-4 units are overvalued by my numbers and still seem to sell very quickly.  

I am quickly realizing it's difficult to find 1) properties which meet the 1% test, and 2) properties which cash flow positive from year 1 (unless we increase our down payment from 3.5% to something much higher).I would like to get two pieces of advice from the Bigger Pockets community in Massachusetts.

Brian, thinking big really quick, I would say a few 800 FICOs ready to personally guarantee and a few to five seasoned LLCs each with a D&B PAYDEX of 80 or more would get you the most financing you want at the lowest possible rates assuming you meet the income requirements.

They are in it for the quick resale on the secondary market. 

If your able to get in and out very quick with a good return then maybe it makes sense.

HOWEVER all these numbers are (for the most part) just estimates I've quickly done.

And if there us one, it's gone really quick if we don't act quickly.

She fills out beds/baths/sq ft/ lot size/zestimate (for quick reference)/link to Zillow/link to google maps.....After reading this forum though, I am now worried that some of these auctions could be 2nd mortgages.

Went out of country quickly before signing the lease,I emailed the wife (don't know husbands contact info) and have not heard back from her yet.Problems:1) I need to get signed lease from them. 2) Rent for November is due Nov 1st.3) I have no keys to the house because right after the closing they paid October rent and went out of countryHow to get them to sign the lease?

Lastly where Real Estate was the headline the last couple of years we are now a footnote with merely a couple of paragraphs In the end I stand by my post from early in the week, high priced markets are going to struggle with slow listing growth and buyers revolt making Supply of inventory shoot past 5 months very quickly.
