At the same time, if you are not already very familiar with what your ARV is, look at past sales in last 5 months (because rehab might take 30 days minimum), with in .5 miles, +/- 15% square footage, +/- 10 years, about same land size (or adjust).

Zach Quick yea so the deal is 2700 for 2 years,2800 for 1 and 2900 for the last year after that I have no exit strategy other than rent if for market rate with is going to around 1800 or sell which will cost fees, basically 1/2 of what I made do in a sense I may come back to square one.

The lens I look through when I look for future appreciation potential is 1) population growth, 2) lack of available area to build more housing or govt. red tape limiting development, and 3) relative affordability which allows for higher appreciation compared to areas that are already considered expensive.
