I've had my rentals burn down to the ground in a fire in the middle of the night, I have had my tenants not pay their rent and go silent on me only to find out they are in jail, I've had to take entire interior walls down to plug up holes in the exterior brick wall to stop a rodent (and one possum) infestation, etc. etc.

A less-experienced investor will often be convinced by a less-than-thoroughly-honest and/or knowledgeable contractor to completely strip out all the plaster in the interior of an old home and replace it with drywall, or to indiscriminantly cover all plaster, sound and obviously failing, with sheets of 1/4 in. flexible drywall.

Comps put it closer to $218,000, but it had a few issues that needed to be fixed in order to get it to that point, including a questionable roof (original 1989 roof, that was showing some water damage spots), some rot near the windows and back door, as well as a few interior issues.

. - There is no good way to bid on properties that are sold at auctions when you cannot see the interior. for the sake of exercise I am looking at this property 6920 Grand Valley Dr., Colorado Springs, CO 80911 it is currently bidding on Auction.comZillow estimates for neighbors 6950 Grand Valley Dr is 252k or $305/sq.ft. 6965 Grand Valley Dr. is $307k or 108/sq.ft.I know you said that Zillow or Redfin are not reliable but I would never expect this kind of difference in $/sq.ft.
