T he worst thing was that my dad had bought me a brand new truck and had a customized 8 track sound system installed and it had to sit in his garage for 2 months.

If you could find a property that is multiple units or better yet has a garage apartment you’d be set.

I just put this duplex under contract right now, and the property inspection came back with the roof needing to be replaced and a door.

@Nicholas Lohr, we (two partners and I) have 26 doors that are held in several different entities because some we own in our SDIRAs, some traditionally etc..... 

especially with regards to Real Estate...Maybe If i was having a garage sale or selling some baby furniture, but that's it!

1) at $23k there isn't a lot of room to negotiate down especially since there are closing costs and the seller has to move, so I'm not surprised they won't go down. 2) from the description it sounds like it needs a lot of work and adding a closet (literally just some studs, drywall and a door) is not going to cost much if you do it while you are tearing up, replacing and fixing up everything else.Are you sure the issue isn't just that it's your first and you are getting nervous?
