Another bonus with Property Managers is that they often have negotiated better rates, having said that, be sure they do not upcharge on work completed. 

I also would put in time bonuses.

It's just been a bonus that it has worked out very, very well as an MTR. 

The property is a 3/2 with a bonus conditioned sun room.

Unfortunately, Memphis Invest doesn't negotiate the price on their properties :(  But their 2-year lease contracts are definitely a great bonus as it helps avoid tenant placement monthly fee for one year.

If I do a cost segregation study for the purposes of taking advantage of Bonus Depreciation (I am considering some of the algorithm-based DIY services) anything placed in the <20yr category and depreciated 100% is subtracted from my depreciable (27.5 year) basis.

Also if you spend X amount of $$ in the first 3 months you usually get some sort of cash back bonus or statement deal.
