I will start to run my numbers with more of a significant percentage off the asking price, because like you said it is just business if I offer low to fit my numbers, the worst they can say is no. 

So, to prepare for the worst, in about 12 months I've aquired 18 properties (about to close on 2 more).

I'm just in a mode where I'm assuming everyone is going to pull the worst case scenario since I'm also going through another few residential D-class evictions where one of the tenants pulled the "trial by jury" request and made up a bunch of lies in the "answer/discovery" phase.
