I told him that it look terrible and we needed to re-cover up that old brick, so I asked him to build a light weight wooden hearth, and he wanted to charge me for it.There are lot of other places, where he remodeled, and it is technically functional, it just looks like really shoddy work.

I would always consider contributing cash toward your business and lead generation...10% of your income dedicated to lead gen that lands you a lease option or seller carried loan on a large MF is worth its weight in gold...actually more ;) Best of luck!

In other words, front load the interest, to where the amount paid at the end is their paying off the principle, with mostly just interest being paid to you while the payments are rolling in (paying for your risk).

I know a guy who does it and he has dump trailers that he rents to contractors for $150/week then he charges a fee to bring it to a landfill according to weight and distance.
