This way would relieve you of the requirement to close if the assignee doesn't, but that can be argued the other way too.Most just get a property under contract, the assign the contract. 

I would say anyone who has done 5 flips is experienced and that success rate should be closer to 90% and up.

Not sure if I would want one in an STR though with so many parts, not knowing how to use it, potential for mess etcI have an automatic machine that grinds the coffee, packs and dispenses.
