I've applied to many part-time accounting-related positions for experience as I transition to graduate school in the Fall, but cannot get hired because I don't have experience.With all of this being said, I have no clue to whether the path I am choosing (tax) is going to give me the best opportunity for real estate or if I'm wasting my time/resources on skills I might not use as much when I actually reach my goal to be an investor.

Since you are just coming out of the gate into REI,I would recommend taking a stab at wholesaling first.It will help you develop and fine tune your investing skills with less risk.

To be a good flipper and consistantly make money you need to have several skills and avoid severa mistakes that are very common:1) Overestimating ARV (after repair value) - it is human nature to be optimistic and look at the best case scenario, but you have to be realistic when analyzing the end sale price of a property.

In my area, you can get it done for about $112/pay $150 at best.. and it surely want take 8 hrs to do.....14hr for a skilled person..At the University they pay about $13.82 hr for laborers....IMO...$350 high for investor pricing on rental..

My goal is to take these newly acquired skills and knack for working with my hands and expand on my rental property portfolio in a way that will allow me to keep turning the money over and buying more income producing property, I would also like to learn about and get into other avenues of investing i.e. flipping, wholesaling, or anything that will produce cash flow in shorter periods of time.
