Hi @Himanshu Jain, I agree with @Nicolas Paez that there is a wide spectrum of senior living options from +55 apartments to memory care neighborhoods with increasing regulations as resident acuity increases.  

And no law or regulation will ever change that.

Your state landlord tenant regulations are fairly clear and something every owner needs to study and learn before purchasing their first property.

Contact your landlord again and ask if you can sub let the unit or find a replacement tenant she can screen.Read through your state landlord tenant regulations.

Yes, unfortunately Government regulations make it totally unprofitable for us to open our investment opportunities to non accredited investors.

For that purpose, you need a local attorney well versed in such rules and regulations.
