Her strategy is to pay down our first property considerably before buying another one, and my strategy is to buy as many as possible and use our current income to leverage more properties.We have a combined gross income of 250K and FICO scores north of 700 and are looking at properties in the 200-350K range in MA.I am not clear on the debt to income ratio and the role rental income plays in acquiring more properties.With the above figures (and provided my and my wife's risk tolerance reaches a middle ground), are there challenges with us acquiring multiple properties/year with conventional financing?

I only got a 5k line - boo, but 0 interest is always nice when combined with no fees.Within the last 18 months, I completed a 0 interest and 0 (or close to it) fee transfer on a new account with commerce bank.

I didn't listen to Brian's video (I still say he needs to dress better and get a shave (lol)).A letter of intent is used in larger commercial deals, it's been adopted by gurus or others as a step adding to the unique approach as a ploy on a few fronts, but seller's really don't need to look at letters of your intentions to do something, they want to see you belly up with a real offer.

HOWEVER, I do believe these buildings are unique in that these tenants are tightly knitted and I got the feeling I will be upsetting the entire building if I had to evict one person.

There were other sellers that I felt weren't, I'll say "on top of it" or unique situations where I wanted more assurance of control.The contractor did about 60 or so homes (he finally got smarter, made enough money to do things on his own) and set up his own operation and branched out as well.Risks, if you don't know what you're doing you can lose, need to do the same assessments as if you bought the house, so there are those issues.The only risk associated with the owner is dying or being unable to continue, that's really only a holding cost or time matter as that can be managed.Never had an owner try to pull out, a few lost interest, but none backed out.

Either I am in a unique situation or people just flat out lie about how easy they were able to get a loan and what their credit situation is.
