Pretty much the same here with the CFBP, politicians tried to block it at every turn and not fund it, I'd say the financial industry is accepting the bitter pill and in return they get some protections and new benefits.There are billions of dollars in seller financed transactions, much of it now must go through servicers and at servicing rates that only a bandit would charge.

I agree with the above.Definitely add on late fees and do not let the tenant slide.If you are lenient at the beginning this will reinforce bad behavior.For a quick understanding I would call a property manager in the area to get an idea of what they charge to manage properties, why not you may pay someone eventually right?

On gas, they charge roughly $60 for the hookup, since it's a gas line and they're slightly worried.The downside of electric is when their gas gets turned off for non payment, many tenants convert their stove to a furnace until they destroy it.

But this is about saying that if you are getting into RE, you can't afford not to see an attorney in your area.I'd like to see us discuss attorney's fees, rates and charges, so hopefully you can share what your attorney may charge or some of our attorneys can share what they may expect or some general expenses.Say I need a contract to do lease-options without any financing involved.

Thus far, it looks like most hard money lenders are charging between 4 and 10 points...wondering if others have had any luck in getting lower points...If points are non=negotiable, I'd likely borrow the minimum and use my cash on hand to keep financing costs in check.Other items to note include we have excellent credit and have a large amount of equity in our home of 10+ years.
