That being said, you do need to understand that if you buy a small park (less than 50 units), you will have a tough time exiting upon stabilization, unless you sell it as a portfolio with other parks in the area. 

Through the podcasts, I learned to go to their job sites and see their work, but I don't think just showing up on someone's flip and interviewing the workers is a good idea.

Though we have vetted maintenance workers, cleaners, painters, etc. in the past as we built our "core team" and created systems for our properties, we have never used a PM before.
