I’m hiring virtual assistance and trying to get a ball park on the payout structure. 

I'm guessing it was recently renovated but I am confused on the timeline.If you are worried about the appraiser low-balling you on market rent - then send him the data that you see in the market or comparable leases if you have them.

Has anyone else heard about this and been "rubbing their crystal ball" to speculate what might happen post-April 1? 

The only curve ball is that she stated that she does not have any funds to close.

I'd often find small details in the expense reports of properties that I was not offering on that would add context or help me ball park expenses that I couldn't track down exact numbers for on the property I eventually offered on.

What's the impact of an incorrectly sized system- Temperature in the home never went above 65 on that cold 4 degrees Chicago daysProblem 3- Didn't insulate outside plumbing walls.

I'd rather low-ball my income, high-ball the expenses, and make sure it still works.
