I suspect the thinking in the authors mind was the exemption for deal 1 to not have to use a LMLO was for the owner oc who wanted to finance the sale of their primary without much extra paper work.- NREIA's lobbyist Jeff Wattson and friends have an amendment that upped max loans per year to 24 and other loosening.- In practical terms DF outlawed lending on mobile homes in parks (lonnie deals).- In a round about way, the guess was that DF also eliminated rent credits in the Lease Option deal type, as a form of financing

I suspect my bank my have a problem with that too.

@Marcus Johnson - I admire your drive and focus to buckle down and grind through the $28k in loans.If you have not already, you benefit from developing a personal budget to have an intrinsic understanding of what all your personal liabilities are, what you should be making and what your savings and investment requirement should be, in an environment where the future of social security and it solvency is suspect. 

Why are you doing a survey (not usually necessary unless you suspect encroachments - or if that is required for some reason in your area...)? 

They could also put in suspect tenants with loose screening and offer first months free rent or waiver of security deposit to slam them in fast.  

I suspect Rhode Island is very expensive - but I don't know.

A contractor isn't needed until you have a job for them to bid.Gurus talk about "building a team" first because they know (I suspect) that most will spin their wheels doing that for long enough to milk them for a few thousand extra dollars in "coaching."  

We will see if I get a hit, but I suspect that my list is just too small.I can comfortably afford mailing 500 or so a month, but I make my own list and don't have that many yet. 

I'm not sure what's wrong; I suspect I'm just priced too high, but I wonder if I have just been lucky up until now and what other landlords typically see.
