Try looking into zillow/Redfin and see what your potential rents you can get near the neighborhood by filtering the bedrooms/bathrooms of the intentional property that you are planning to buy.

Hey BP fam, I have a property that desperately needs a way out,The property has been on the market for a little bit, sellers just recently bought the property so they don’t have much equity. immediately I thought, subject too until I saw they had a 7.5% interest rate.

Reaching out to all you note/CFD veterans again.It's my understanding that in certain states, for delinquent/non-performing CFD's, you must go through a standard foreclosure process (once all other methods like forbearance and modification have been exhausted).

I feel the deposit is a good thing because it incentives the tenant to take care of the property.

We already operate an Airbnb on our property in NY.Any recommendations? 

While wholesaling was recently outlawed in our state, which was a method I was familiar with, it's not the only investment strategy I utilize.Currently, I own 3 long-term rental properties out of state, and I'd be happy to discuss the BRRR (Buy, Rehab, Rent, Refinance) method or other creative investment approaches.

Please let me know the best zipcode to invest in for good appreciation of the property at the moment in Memphis. i recently bought one in 38127 and looking into buying more in memphis but unclear on the latest market shifts from a appreciation standpoint and good rental income..
